Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.

The tiles and ridge detailing on the new dormer windows hereby permitted shall match the materials used on the existing main roof slope of the Coach House. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development detailed drawings of the windows at a scale of 1:5 and 1:20 shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.
