Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the annex hereby approved shall only be used for purposes incidental to the enjoyment of The Gables and for no other purpose. The annex shall not be let or sold separatley without first obtaining formal permission from the Local Planning Authority.
Reason: To safeguard the amenities of nearby residents and the area in accordance with Policies H4 and H5 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To safeguard the character of the area in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.
All rainwater goods shall be constructed of cast iron.
Reason: To ensure that the details of the development are satisfactory in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no window(s), door(s) or other openings other than those shown on the approved plan(s) shall be inserted in the wall and roof of the development hereby permitted.
Reason: To safeguard the amenities of adjoining occupiers in accordance with Policy D4 of the South Oxfordshire Local Plan 2011.
That prior to the commencement of development details of the materials, paint colour and finish shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that details of the works are acceptable and safeguard the historic interest of the building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
