Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: to comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990. Related application(s): P09/W0826/DIS

That all new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.

That detailed information or drawings in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Joinery details of any replacement doors and windows at 1:20 (glazing bar sections at 1:1). b. Schedule of works to internal and external fabric. c. Evaluation of the gable timber frame at 1:50 showing timbers for repair and/or augmentation and identification of replacements. d. Methodology of timber repairs using matching materials and traditional methods. e. Specification of external render and internal plaster. f. Sections around openings and verge. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.

That samples of all materials to be used for internal/external works and finishes shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.

That all works of opening up/removal of existing material or finishes be undertaken using traditional hand held tools. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.

That the external lime render shall be limewashed in cream colour to match the exterior of the existing dwelling. Reason: To safeguard the special architectural and historic interest of the listed building and character of the Conservation Area in accordance with Policies CON3 and CON7 of the adopted South Oxfordshire Local Plan 2011.

That a full photographic record of the existing building and new works, both external and internal, shall be made and both digital and hard-copies deposited with the South Oxfordshire District Council Conservation Team, and the county¿s Sites and Monuments Records Office. Reason: To safeguard and record the special architectural and historic interest of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.
