The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990. Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. weatherboarding b. natural slates Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 3 of the South Oxfordshire Local Plan 2011.

All new rainwater goods shall be cast iron painted black. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON 3 of the South Oxfordshire Local Plan 2011.

A detailed schedule of works of demolition, alteration and making good, including any structural repairs shall be submitted to and approved in writing by the Local Planning Authority. The works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural interest or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

The demolition of the existing lean to shall be carried out by hand or by using hand held tools. Reason: To safeguard the special architectural interest or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. joinery details including staircase, windows, doors and glazing screens Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011.
