Conditions / Refusal Reasons
That, having regard to the small scale and simple form of the original Grade II listed building, and the fact that the property has already been heavily extended, the proposed extensions would, due to their size, design, scale, siting and bulk, result in an over development of the site and a form of development that would fail to respect the proportions and simple architectural style of the original building. As such, the proposal would be contrary to Policies G2, G6, CON2, CON3, D1 and H13 of the South Oxfordshire Local Plan 2011 and guidance contained in PPS1 and PPG 15.
That, having regard to their size, design, scale, siting and bulk, the proposed garage and link extension would enclose the northern part of the site that currently offers an important relief from the continuous building lines along Wharfe Street. This enclosure would be materially harmful to the setting of Old Ship House and the listed buildings surrounding the site, and the character and appearance of the Henley-on-Thames Conservation Area contrary to Policies CON5, CON7 and D1 of the South Oxfordshire Local Plan 2011 and guidance contained in PPS1 and PPG15.
That, having regard to their size, design, scale, siting and bulk, the proposed extensions would detract from the historic form and open nature of the burgage plot on which Old Ship House is located, materially harming its historic interest contrary to Policy CON10 of the South Oxfordshire Local Plan 2011 and guidance contained within PPS1 and PPG15.
