Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990. Related application(s): P10/E0726/DIS

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Temporary works b. Repair schedule for the roof timbers (as may be necessary once the roof has been stripped) c. Details of any changes to the parapet gutter Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

The works hereby approved to the roof of the dwelling shall only be carried out concurrently with the works to the roofs of No.74 and No.76 Bell Street, unless otherwise agreed in writing by the Local Planning Authority. The works to the roofs of No.74 and No.76 Bell Street are described under listed building application references P09/E1377/LB and P09/E1378/LB. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development samples of the tiles to be used in the repairs to the roof shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
