The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P10/E0906/DIS

Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the area in accordance with Policies G2, G6, H13, C2, CON7 and D1 of the South Oxfordshire Local Plan 2011.

The rooflight hereby permitted shall be a flush fitting conservation style rooflight. Reason: To safeguard the character of the area in accordance with Policies G2, G6, H13, C2, CON7 and D1 of the South Oxfordshire Local Plan 2011.

The en suite and bathroom windows in the east (rear) elevation of the roof alterations hereby permitted shall not at any time be glazed other than with obscured glass. They shall be fixed shut, with the exception of a top hung openable fanlight and be permanently so retained thereafter. Reason: To ensure that the development is not unneighbourly in accordance with Policies H13 and D4 of the South Oxfordshire Local Plan 2011.

The existing first floor window in the north elevation of the dwelling shall be glazed in obscure glass and fixed shut prior to the first occupation of the accommodation and it shall be retained as such thereafter. Reason: To ensure that the development is not unneighbourly in accordance with Policies H13 and D4 of the South Oxfordshire Local Plan 2011.

All new windows and doors shall be of timber construction. Reason: To safeguard the character of the area in accordance with Policies G2, G6, H13, C2, CON7 and D1 of the South Oxfordshire Local Plan 2011.

The works to the main front elevation shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile including brick size and the type of mortar used. Reason: To safeguard the character of the area in accordance with Policies G2, G6, H13, C2, CON7 and D1 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for all existing trees which are shown to be retained, and the trees shall be protected in accordance with a scheme which complies with BS 5837:2005 Trees in Relation to Construction and shall have been submitted to, and approved in writing by, the Local Planning Authority. The agreed measures shall be kept in place during the entire course of development. Reason: To safeguard trees which are visually important in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan 2011.
