Prior to the commencement of development, samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON7, D1 and H14 of the South Oxfordshire Local Plan 2011.

That the new windows and doors shown on the approved plans shall be of timber construction, unless otherwise agreed in writing by the Local Planning Authority.
