Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To safeguard the character of the area in accordance with Policies G6, C2, CON5, H13 and D1 of the South Oxfordshire Local Plan 2011.
That the roof lights proposed on the rear of the building shall be flush fitted and conservation style.
Reason: To ensure that the details of the development are acceptable in accordance with Policies G6, C2, CON5, H13 and D1 of the South Oxfordshire Local Plan 2011.
That the building hereby permitted shall only be used for purposes incidental to the use of the existing property, Charity Farm Barn, as a single dwelling house, as specified in application, and shall not be occupied or used separately therefrom.
Reason: Permission is granted on the basis that the use will be incidental to the main house, as an unrelated use or use as accommodation would be contrary to Policies C2, H6 and H13 of the South Oxfordshire Local Plan 2011.
