The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The extension, garage and boundary wall hereby approved shall be constructed from Ibstock Dorking Red bricks and slate. The brickwork of the extension and garage shall be constructed from flemish bond and the brickwork of the front boundary wall shall be constucted from a garden wall type bond. The garage doors shall be of a side-hung timber construction. The lintels shall be constructed from Syreford Cream natural stone. The brickwork on the bay window shall be treated with a brickwork cleaner and pointed with red/brown mortar prior to first occupation. Reason: To safeguard the character of the area in accordance with Policies G2, G6, CON7, D1 and H4 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country (General Permitted Development Order) 1995 (or any Order revoking or re-enacting that Order), no extensions or other alterations shall be undertaken unless planning permission has first been obtained in respect of an application thereof. Reason: The specific circumstances of this site warrant the Local Planning Authority having control over any further development as specified in the condition in the interests of amenity and in accordance with Policies G2, G6, CON7, D1, D4 and H4 of the South Oxfordshire Local Plan 2011.

Prior to the first occupation of the development hereby approved, the details of refuse and recycling storage shown on plan received 23rd February 2010 shall be implemented in strict accordance with the approved details and retained thereafter. Reason: To ensure adequate provision for the management of waste in accordance with Policies G2, D10 and H4 of the South Oxfordshire Local Plan 2011.

Prior to the first occupation of the development hereby approved, the parking and turning areas shall be provided in accordance with the submitted plan and shall be constructed, laid out, surfaced (bound material), drained and completed, and shall be retained unobstructed except for the parking of vehicles at all times. Reason: In the interest of highway safety and in accordance with Policies G2, D1, H4, T1 and T2 and Appendix 5 (car Parking Standards) of the South Oxfordshire Local Plan 2011.

Cycle parking facilities shall be provided, in accordance with details to be submitted to and approved in writing by the Local Planning Authority, prior to the commencement of development. Reason: To encourage the use of cycles as a means of transport in accordance with Policies G2, H4 and T2 and Appendix 5 (Parking Standards) of the South Oxfordshire Local Plan 2011.

Joinery details at 1:5 and 1:20 for all replacement windows to the west and south elevations shall be submitted to and approved in writing by the Local Planning Authority and the details implemented as approved. Reason: To safeguard the character of the area in accordance with Policies G2, G6, CON7, D1 and H4 of the South Oxfordshire Local Plan 2011.
