Conditions / Refusal Reasons
The position of the proposed dwelling hard against the boundary with Chapel Lane would make it appear unduly prominent, out of keeping with the grain of development in the surrounding area. The development would therefore be contrary to South Oxfordshire Local Plan 2011 Policies G2, G6, C1, C2, C4, D1, H4 and H5 and advice contained within Section 3 of the South Oxfordshire Design Guide 2008 and Government guidance in PPS1 and PPS3.
The size, position and appearance of the proposed dwelling would have a harmful impact upon the open setting of the adjacent listed barn by in-filling an adjacent area of undeveloped land. In addition, the design details of the proposed dwelling would also be incongruous with the setting of the listed building, contrary to South Oxfordshire Local Plan 2011 Policies G2, G6, CON5, D1, H4 and H5 and advice contained within Government guidance in PPG15.
The size, position and appearance of the proposed dwelling and garage would have an overbearing and oppressive impact, resulting in loss of daylight, sunlight and outlook to the adjoining rear garden and rear-facing rooms of Mulberry House, detrimental to the living conditions of the occupiers. The development would therefore be contrary to South Oxfordshire Local Plan 2011 Policies G2, D4, H4 and H5 and advice contained within Section 3 of the South Oxfordshire Design Guide 2008 and Government guidance in PPS1 and PPS3.
