Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls, roofs and windows of the development hereby approved shall be of the same colour, type and texture as those used on the existing building and as specified on the approved plans. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, D1 and H13 of the South Oxfordshire Local Plan 2011.

The first floor side facing windows in the east elevation hereby approved shall be obscure glazed and fixed shut below a height of 1.7 metres above internal floor level. Reason: In the interests of the privacy of adjoining residential occupiers in accordance with Policies G2, D4 and H13 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of any site works (including demolition and site clearance) a protected area shall be designated for the retained trees in accordance with a scheme to be submitted to and approved in writing by the Local Planning Authority and thereafter retained for the duration of the development. Reason: To safeguard trees which are visually important in accordance with Policies G2, C9, D1 and H4 of the South Oxfordshire Local Plan 2011.

The extension hereby permitted shall not be occupied or used at any time other than for purposes incidental to the property known as 72A St Andrews Road and shall not be used for separate residential purposes. Reason: As the separate occupation of the extension would represent an undesirable subdivision of the property and would result in inadequate standards of amenity, privacy and parking and in accordance with Policies G2, G6, D1, D2, H6, H13, T1 and T2 of the South Oxfordshire Local Plan 2011.
