Conditions / Refusal Reasons
That, having regard to its size, siting, bulk and scale, the proposed dwelling would be overly cramped in its surroundings and would represent an overdevelopment of its backland site and surroundings that would be detrimental to the character and visual amenity of the area contrary to the requirements of Policies G2, G6, D1, and H4 of the South Oxfordshire Local Plan 2011.
That, again having regard to its size, siting, bulk and scale, the proposed dwelling would materially harm the amenity of the occupants of neighbouring properties, in particular having an unduly overbearing impact on the rear of Nos 1 and 3 Blandy Road and allowing direct overlooking of the gardens of these properties, contrary to Policies G2, G6, D4 and H4 of the South Oxfordshire Local Plan 2011.
That, having regard to their locations, and the lack of information provided with the application, the proposed dwelling and garage would likely result in damage to and the loss of trees that are protected by tree preservation orders. Furthermore, the erection of a dwelling in close proximity to the trees could result in pressure to remove trees in the future. The loss of these trees would be harmful to the character and appearance of the site and surrounding area and as such, the development would be contrary to Policies G2, G6, C9, D1 and H4 of the South Oxfordshire Local Plan 2011.
