Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Bricks for new extensions b. Clay tiles for the kitchen extension roof Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

That further details in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a.The leadwork at the junction between the new kitchen roof and the existing building. b. The leadwork at the juntion between the new dining room extension and the existing side wall. c. Joinery details at a scale of 1:5 and 1:20 for all new windows and doors d.Specification for all nw flush-fitting conservation type rooflights. Clarification of the bond, pointing and mortar specification to be used on new extensions. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

All new rainwater goods shall be cast iron. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.
