The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The exterior of the orangery hereby permitted shall only be constructed in the materials specified on the plans hereby approved this being lime render in a natural colour with natural limestone dressings for the plinth, quoins, parapet copings, window cills and surround details. Reason: In the interests of the appearance of the development and in accordance with Policies C2, D1 and H13 of the South Oxfordshire Local Plan 2011.

The new flintwork on the extension hereby permitted shall comprise individual flints laid in a random formation and not a pre-fabricated flint panel. Reason: In the interests of the appearance of the development and in accordance with Policies C2, D1 and H13 of the South Oxfordshire Local Plan 2011.

The new dormer window in the eastern elevation hereby permitted shall be glazed in obscure glass prior to the first occupation of the accommodation and it shall be retained as such thereafter. Reason: To ensure that the development is not unneighbourly in accordance with Policies H13 and D4 of the South Oxfordshire Local Plan 2011.
