Conditions / Refusal Reasons
The size, position and appearance of the proposed dwelling would make it look unduly prominent, detrimental to the character and appearance of the surrounding area. The development would therefore be contrary to South Oxfordshire Local Plan 2011 Policies G2, G6, D1, H4 and H5 and advice contained within Sections 3 and 5 of the South Oxfordshire Design Guide 2008 and Government guidance in PPS1 and PPS3.
The size, position and appearance of the proposed dwelling would have an overbearing and oppressive impact, resulting in loss of privacy to the adjoining rear gardens of Long Acre and Sandy Lodge and loss of outlook from Holme Cottage, detrimental to the living conditions of the occupiers. The proposal would therefore be contrary to adopted South Oxfordshire Local Plan 2011 Policies G2, D4, H4 and H5 and advice contained within Section 3 of the South Oxfordshire Design Guide 2008 and Government guidance in PPS1 and PPS3.
The application fails to demonstrate that the proposed development would not be harmful to species that are protected by British and European legislation. As such it would be contrary to South Oxfordshire Local Plan 2011 Policies G2, C8, H4 and H5 and advice contained in Government Guidance in PPS1, PPS3 and PPS9.
