Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

Prior to the commencement of works samples of all materials to be used in the external construction and finishes of the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are acceptable in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That a sample panel of the brick/lime mortar for the proposed wall extension and other proposed wall repairs shall be erected on site and shall be approved by the Local Planning Authority prior to the commencement of the works hereby approved. Reason: To ensure that the details of the works are acceptable in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That details of the proposed sash windows/doors at scale 1:20 and 1:5 (section and elevation) and their finish, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the works. Reason: To ensure that the details of the works are acceptable in accordance with Policies CON2, CON3 and CON7 of the South Oxfordshire Local Plan 2011.

That details of the rationalisation of the drainage and gutters at the rear of the property shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the works. Reason: To ensure that the details of the works are acceptable in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That confirmation of the proposed methodology/structural report for the repairs to the window head of the sash window and the two sashes on the front elevation shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are acceptable in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
