The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Prior to the commencement of development samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, D1, CON7 and H13 of the South Oxfordshire Local Plan 2011.

A sample panel of facing brickwork, showing the proposed colour, texture, facebond and pointing shall be provided on the site and approved in writing by the Local Planning Authority before the relevant parts of the development are commenced. The sample panel shall be retained on site until the development is completed and new brickwork shall be carried out in accordance with the approved panel. Reason: To safeguard the character of the area in accordance with Policies G2, G6, D1, CON7 and H13 of the South Oxfordshire Local Plan 2011.

Details of windows and doors at 1:20 and 1:5 (section and elevation) shall be submitted to and approved in writing by the Local Planning Authority before development commences. Reason: To safeguard the character of the area in accordance with Policies G2, G6, D1, CON7 and H13 of the South Oxfordshire Local Plan 2011.

Details of all flues, vents, gutters and extract ducts including size, materials and colour (to be located on an elevational drawing) shall be submitted to, and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To safeguard the character of the area in accordance with Policies G2, G6, D1, CON7 and H13 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (Amendment) (No 2) Order 2008 (or any order revoking or re-enacting that Order), no window(s), door(s) or other openings other than those shown on the approved plan(s) shall be inserted in the walls or roof slopes of the development hereby permitted. Reason: To safeguard the amenities of adjoining occupiers in accordance with Policies G2, G6, CON7, D1, D4 and H13 of the South Oxfordshire Local Plan 2011.
