Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the local planning authority. Reason: To safeguard the character of the area in accordance with Policies G6, D1 and H13 of the South Oxfordshire Local Plan 2011.

That the building hereby permitted shall be occupied and used only for purposes incidental to the occupation and use of Aston Park House, as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. Reason: Permission is granted on the basis that the use will be incidental to the main house as unrelated use would be contrary to Policies G2, G6, CON5, CON7, D1, D2, H13, T1 and T2 of the South Oxfordshire Local Plan 2011.

The garage accommodation shall be retained as such, and shall not be adapted for living accommodation. Reason: To protect the amenity of the area and in the interests of highway safety, in accordance with Policies H13, G2, D2, T1 and T2 of the South Oxfordshire Local Plan 2011.

That the proposed flues shall be painted matt black and so retained and maintained. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011.

The existing hedges on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard the character of the area in accordance with Policies G2, C9, and H13 of the South Oxfordshire Local Plan 2011.

A full archaeological watching brief shall be carried out during the period of construction works by a professionally competent archaeological organisation in accordance with details which shall have been submitted to and approved in writing by the local planning authority before development commences. The brief shall include the recording of any archaeological features revealed, limited archaeological excavation and the retrieval of artefactual evidence. Reason: To secure the protection of and proper provision for any archaeological remains in accordance with Government advice set out in PPG16 'Archaeology and Planning' and in accordance with Policies G2, CON13 and H13 of the South Oxfordshire Local Plan 2011.

All plant, machinery and equipment to be used by reason of granting this permission shall be so installed, maintained and operated so as to ensure that the rating noise level from the equipment does not exceed the background noise level at the boundary of the premises. Measurement and rating of noise for the purposes of this condition shall be in accordance with BS4142 (1997) "Method for rating industrial noise affecting mixed residential and industrial areas". Reason: To protect the occupants of nearby residential properties from loss of amenity due to disturbance and in accordance with Policies G2, EP2 and H13 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of the development hereby approved, details of the disposal of the backwash from the pool shall be submitted to and approved in writing by the Local Planning Authority. Reason: To prevent pollution in accordance with Policies G2, EP1 and H13 of the South Oxfordshire Local Plan 2011.
