Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than one year from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON 3 of the South Oxfordshire Local Plan 2011.

That detailed drawings and information in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Thereafter the works shall be carried out in accordance with the approved details. a. Structural survey b. Detailed schedule of works to include details of works to boundary walls c. Re-construction of chimney stack d. Proposed type and location of insulation to the roof e. New window in the south elevation (the other existing doors and windows being retained and repaired in situ) f. Any flues, vents or extracts Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 3 of the South Oxfordshire Local Plan 2011. A sample panel of the proposed colour of the lime mortar pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panel shall be retained on site until the work is completed and the new work shall be carried out in accordance with the approved panel. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON 3 of the South Oxfordshire Local Plan 2011.
