Conditions / Refusal Reasons
The proposed development, by reason of its size, position, and details of design, would introduce a substantial two storey building in an undeveloped site in a backland location. Combined with the removal of several significant trees and shrubs, it would result in an unduly prominent development, which would fail to preserve or enhance the character of the Whitchurch Conservation Area. The proposal would therefore be contrary to adopted South Oxfordshire Local Plan 2011 Policies G2, G6, CON7, D1, H4 and H5 and advice contained in Section 5 of the South Oxfordshire Design Guide 2008 and in Government Guidance in PPS1, PPS3 and PPG15.
