The car parking area approved by this planning permission shall be used only for the parking of employee, visitor and service vehicles incidental to the occupation and use of the adjacent business/industrial units. It shall not be used for the storage, maintenance, repair, display or sale of vehicles or other goods, materials or equipment without the prior planning permission of the Local Planning Authority. Reason: To protect the intrinsic values and rural character of the countryside and the Chilterns Area of Outstanding Natural Beauty from the encroachment of unsightly commercial/industrial activities beyond the confines of the adjacent building complex, in accordance with Policies G2, G4, C1, C2 and C9 of the South Oxfordshire Local Plan 2011.

The existing hedges along the eastern and northern boundaries of the car parking areas approved by this planning permission shall be retained and properly maintained at a height of not less than 3 metres and any plant which may die or be seriously damaged shall be replaced and the replacement plant properly maintained thereafter. Reason: To help assimilate the development and to protect the natural beauty, landscape quality and distinctiveness of the Chilterns Area of Outstanding Natural Beauty; and the intrinsic value of the countryside and landscape character area in accordance with Policies G2, G4, C1, C2 and C9 of the South Oxfordshire Local Plan 2011.

External lighting will only be permitted in accordance with a lighting scheme to be approved in writing by the Local Planning Authority. Reason: To protect the appearance and rural character of the countryside in accordance with Policy EP4 of the South Oxfordshire Local Plan 2011.
