The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Prior to the commencement of the development a detailed specification for the new windows, doors, rooflights, louvre grilles and solar collector tubes shall be submitted to, and approved in writing by the Local Planning Authority. Thereafter these details shall be implemented and retained in accordance with the approved details as such unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the appearance of the building and the Conservation Area in accordance with Policies G2 and CON7 of the South Oxfordshire Local Plan 2011.

All works of making good of the external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the character and appearance of the building in accordance with Policies G2 and CON7 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development, samples of any new materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the materials used shall be as approved and they shall be retained as such unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the building and to preserve the character of the conservation area in accordance with Policies G2, G6, CON7 and D1 of the South Oxfordshire Local Plan 2011.

That the mechanical services hereby permitted, including the kitchen extract, refrigeration plant and comfort cooling, shall be installed in accordance with the details included in the acoustic report produced by Environmental Equipment Corporation (ref 10074_42910 and 10074_43221 September 2009) and shall thereafter be maintained as such. Reason: To protect the occupants of nearby residential properties from loss of amenity due to noise disturbance and in accordance with Policies G2, EP1 and EP2 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of the development hereby permitted details of the odour control measures to be fitted to the extraction system shall be submitted and approved in writing by the Local planning Authority. The technical details shall include the following details: a) the type of odour abatement b) the performance of odour filters c) information about the types and quantities of food being prepared d) the height of the termination of the extract with reference to the surrounding roof levels. e) the effective stack height calculated from the efflux velocity (air speed as it leaves the duct), the wind speed at the top of the stack (based on prevailing weather conditions), and the internal diameter of the stack. Thereafter the odour control measures shall be carried out in accordance with the approved details and thereafter retained as such unless the Local Planning Authority agrees otherwise in writing. Reason: To protect the occupants of nearby residential properties from loss of amenity due to noise disturbance and in accordance with Policies G2 and EP1 of the South Oxfordshire Local Plan 2011.

That none of the plant equipment to be installed on the flat roof area, as indicated on drawing number 2902/012 C, shall extend above the height of the ridge to the slate plant screen roof as indicated on the drawings hereby approved. Reason: To safeguard the character and appearance of the building, to preserve the character of the conservation area and to protect the amenities of neighbours in accordance with Policies G2, G6, EP1, EP2, CON7 and D1 of the South Oxfordshire Local Plan 2011.

That no waste or recycled materials shall be deposited in outside receptacles outside the hours of 07:00 and 19:00 on any day. Reason: To protect the occupants of nearby residential properties from loss of amenity due to noise disturbance and in accordance with Policies G2 and EP2 of the South Oxfordshire Local Plan 2011.

That no deliveries or collections shall be undertaken outside the hours of 07:00 and 19:00 on any day. Reason: To protect the occupants of nearby residential properties from loss of amenity due to noise disturbance and in accordance with Policies G2 and EP2 of the South Oxfordshire Local Plan 2011.

That the use of the premises as a village shop shall be restricted to the hours of 07:00 to 19:00 on Mondays to Saturdays and to 09:00 to 13:00 on Sundays and Bank Holidays as specified in the application. Reason: To protect the occupants of nearby residential properties from loss of amenity due to noise disturbance and in accordance with Policies G2 and EP2 of the South Oxfordshire Local Plan 2011.

That prior to the installation of any external lighting, full details of the scheme shall be submitted to, and approved in writing by the Local Planning Authority. Thereafter any external lighting shall be implemented and retained in accordance with the approved details unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the appearance of the hall and to protect the amenity of neighbours in accordance with Policies G2, CON7 and EP3 of the South Oxfordshire Local Plan 2011.
