Conditions / Refusal Reasons
That notwithstanding the provisions of the Town and Country Planning (Use Classes) Order 1987, (or any Order revoking or re-enacting that Order) the buildings shall be used only for light industrial purposes within Use Class B1c or for storage purposes within Use Class B8 and no other use whatsoever. Reason: To protect the amenity of neighbouring occupiers and due to the relatively isolated location of the site in accordance with Policies G2, G6, G3, D1 and E8 of the South Oxfordshire Local Plan 2011.

The creation of any additional floorspace within the buildings shall not be undertaken without the prior written consent of the Local Planning Authority. Reason: An intensification of the use of the buildings may not be appropriate having regard to the location of the site and the amenity of neighbouring occupiers in accordance with Policies G2, G3, G6, D1 and E8 of the South Oxfordshire Local Plan 2011.

Prior to the installation of any external lighting to be used in the areas around the development hereby approved details of the lighting shall be submitted to and approved in writing by the Local Planning Authority. The lighting shall thereafter be installed and maintained in accordance with the approved details. Reason: In the interests of the visual appearance of the site in accordance with Policies G2, G6, C2 and D1 of the South Oxfordshire Local Plan 2011.

That the open areas of the site shall be used for parking of vehicles, loading, unloading, and manoeuvring purposes only and no storage, industrial or other business use shall take place other than inside the buildings. Reason: To protect the amenity of neighbouring occupiers and the visual appearance of the site in accordance with Policies G2, G6, D1 and E8 of the South Oxfordshire Local Plan 2011.
