The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the works. Thereafter the works shall be carried out in accordance with the approved details. a. Brick b. Handmade plain clay roof tiles and natural slate to the extensions c. Weatherboarding Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. Notwithstanding the details shown on drawings 8B and 9B, detailed drawings in respect of all new windows, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Thereafter the works shall be carried out in accordance with the approved details. Sample panels of facing brickwork showing the proposed colour, texture, facebond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with approved panel. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. The new windows to the drawing room (Window W6) shall be painted timber, single glazed to match those existing at W9 as shown on the drawings hereby approved. All new rainwater goods shall be cast iron painted black. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the relevant part of the works, a method statement for the removal of the buttress as shown on the drawings hereby approved shall be submitted to and approved in writing by the Local Planning Authority. The works shall thereafter be carried out in accordance with the approved method statement. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
