The erection of the extension, within close proximity to the neighbouring property and with the use of clear glazing to the north east elevation, has an intrusive impact to the neighbouring property at No.72a and gives a strong perception of overlooking. As such, the development has a harmful and detrimental impact to the amenity enjoyed at No.72a, contrary to Policies D4 and H13 of the South Oxfordshire Local Plan 2011 and advice contained in section 6.2.2 of the South Oxfordshire Design Guide 2008.
