Description
Change of use of 11 Icknield Way from B1(a) to live/work unit, revision of parking space to create garden area and amendments to fenestration (as amended by drawing nos.6329/P06A, P07A and P08B accompanying letter from Agent dated 20 August 2009).
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the proposed garden wall shall be constructed at a height of 1.8m in brick to match adjoining walls, and shall be constructed prior to the first occupation of the live-work unit and so retained and maintained.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies H6 and D3 of the South Oxfordshire Local Plan 2011.
That before the live/work unit is occupied the parking and turning areas, and the pedestrian way, as shown on plan reference 6329/P08B, shall be constructed and such spaces shall thereafter be kept permanently available for the use of residents and visitors to the site.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies D2 and G2 of the South Oxfordshire Local Plan 2011.
That the proposed work place area shown of plan reference 6329/P07A shall be retained and shall be used as such in association with the attached residential unit.
Reason: To retain an acceptable mix of uses on the site in accordance with Policy CF2 of the South Oxfordshire Local Plan 2011.
That notwithstanding the provisions of Article 3 of, and Classes A and B of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) (Amendment) (No. 2) (England) order 2008, (or any Order revoking and re-enacting that Order), no extensions or roof alterations shall be constructed unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To protect local amenities in accordance with Policies G2, D1, D3 and D4 of the South Oxfordshire Local Plan 2011.
That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (Amendment) (No. 2) (England) order 2008, (or any Order revoking and re-enacting that Order), no additional windows, other than those shown on plan reference 6329/P07A, shall be inserted in the development without the prior grant of planning permission from the Local Planning Authority.
Reason: To protect local amenities in accordance with Policies D1 and D4 of the South Oxfordshire Local Plan 2011.
