Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

Samples of the materials to be used for the courtyard bar extension hereby approved shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies G2, G6, CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Detailed section and elevation drawings at a scale of 1:10 and 1:5 for all new windows and doors shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies G2, G6, CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Details of all new extract ducts, vents, flues and rainwater goods, both to be installed on the listed building and the stable bar, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies G2, G6, CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

That the hatch to be formed between the ground floor kitchen hereby approved and the dining area shall only be cut between timber studs. No cutting of original timber shall take place. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies G2, G6, CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

A detailed schedule for the repair and the raising in height of the stone boundary wall shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies G2, G6, CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

A sample panel of the lime mortar pointing and stone repair shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panel shall be retained on site until the work is completed and the new work shall be carried out in accordance with the approved panel. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies G2, G6, CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Details of the lighting scheme for the rear courtyard bar shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies G2, G6, CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Details of a scheme to upgrade the building and extension to meet fire safety requirements shall be submitted to and approved in writing by the Local Planning Authority prior to work commencing. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies G2, G6, CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.
