The development shall be carried out strictly in accordance with the particulars of the development, plans and specifications contained in the application except as modified by conditions of this permission. The details consist of: application dated 26 June 2006 and accompanying supporting statement, plans numbered 222:4, 222:9, 222:12, 222:13, 222:15 dated 14 May 2006, and photographs RSA/ASM 222: 270906, plan 222:10 dated 12 December 2006, plan 222:30 dated 23 August 2006, plan 222:31 dated 19 September 2006, plan 222:34 Rev A dated 10 January 2008, letter dated 2 July 2007, letter dated 04 March 2008, Samples, 'Ward Insulated Panels, IP1000/DW1000D', Reort dated 17 October 2007, document "Tank Farm Details", letter dated 21st May 2009 and revised drawing 222:14 rev A dated 24 June 2009. Reason: To ensure the development is carried out as proposed. (MWLP PE18).

The development to which this permission relates shall be begun not later than the expiration of three years beginning with the date of this permission. Reason: To comply with Section 91 of the Town and Country Planning Act 1990. (MWLP PE18)

All vehicles, plant and machinery operated within the site shall be maintained in accordance with the manufacturers specification at all times, and shall be fitted with and use effective silencers. Reason: To ensure minimum disturbance from operations and avoidance of nuisance to the local community. (MWLP PE18)

With the exception of necessary works arising from emergency situations lorries shall not enter or leave the site, plant shall not be operated and operations shall not take place other than between 0600 hours and 1900 hours Mondays to Fridays and 0600 hours and 1700 hours on Saturdays and Sundays. Reason: To protect the amenities of the local residents. (MWLP PE18)

All floodlighting shall be in accordance with approved plan 222:10 dated 12.12.06. Reason: To minimise the nuisance and disturbances to neighbours and the surrounding area and in the interests of highway safety. (MWLP PE18)

Exterior materials for the new building as shown on plan 222:13 shall be in accordance with approved samples "Ward Insulated Panels, IP1000/DW1000D'. Reason: In the interests of visual amenity. (MWLP W3)

The existing trees and hedgerows around the boundaries of the site shall not be lopped, topped, felled or uprooted insofar as they are within the applicants control without the prior approval of the waste planning authority. Any such vegetation removed without consent, dying, being severely damaged or becoming seriously diseased as as result of operations permitted by this permission shall be replaced with specimens of such size and species as may be specified by the waste planning authority in the planting season immediately following such occurrences. Reason: In the interests of visual amenity. (MWLP W3)

Surface water drainage shall be in accordance with approved plans 222:30, 222:31 and 222:34. Reason: To prevent pollution of the water environment, the increased risk of flooding and to improve water quality and maximise the value of wildlife and habitat of the drainage features. (MWLP W3)

Storage facilities for oils, fuels or chemicals shall be in accordance with approved plan 222:34 and associated approved document 'Tank Farm Details'. Reason: To prevent pollution of the water environment. (MWLP W3)

Perimeter boundary fencing as shown on approved photographs RAS/ASM 222:270906 and in positions marked on approved plan 222:4 shall be retained and maintained. Reason: In the interests of the amenities of the site. (MWLP PE18)
