The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved, that being timber and glazing to the approved orangery structure. Reason: In the interests of the appearance of the development and in accordance with Policies H13, G2, G6 and D1 of the South Oxfordshire Local Plan 2011.

The new part of the boundary wall, along the south elevation, shall be carefully demolished and the existing bricks re used. It shall be rebuilt on a like for like basis. Lime Mortar shall be used to match the existing section of the wall which is to be left untouched. Reason:In the interests of preserving the character and appearance of the Conservation Area and in accordance with Policies G2 and CON7 of the South Oxfordshire Local Plan 2011.
