Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That no vents, pipes or flues shall at any time be placed on the front elevation of the building. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies CON3 and CON4 of the South Oxfordshire Local Plan 2011.

That the new door and window on the rear elevation shall match the existing door and windows on the rear elevation in terms of design, materials and colour. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies CON3 and CON4 of the South Oxfordshire Local Plan 2011.

That the ventilation duct for the kitchen serving flat 1 shall be concealed in the ceiling void and not boxed out. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies CON3 and CON4 of the South Oxfordshire Local Plan.

All new works, and works of making good to the retained fabric, whether internal or external, shall, unless otherwise approved in writing by the Local Planning Authority, be finished to match original or adjacent work (as deemed appropriate by the Local Planning Authority) with regard to the methods used and to materials, colours, textures and profiles. Reason: To protect the special architectural and historic interest of the building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
