Conditions / Refusal Reasons
That within 3 months of the date of this permission, the side of the rear bay window to Block 3 shall be fixed and obscure glazed in accordance with details which shall first have been submitted to and approved in writing by the Local Planning Authority. The window shall thereafter be maintained in accordance with the approved scheme. Reason: To ensure that the development is not unneighbourly in accordance with Policy H4 of the adopted South Oxfordshire Local Plan. Related application(s): P09/E1073/DIS

That the landscaping scheme approved in respect of condition 5 imposed on the planning permission dated 14 November 2007 (as shown on drawing numbers THA004 and THA0007) shall be properly maintained for a period of three years from the date of this permission and in the event of any of the trees and shrubs so planted dying or being seriously damaged or destroyed within that period, an equivalent number of trees or shrubs, as the case may be, of a species as may be agreed in writing by the LPA shall be planted and the replacement properly maintained. Reason: To help to assimilate the development into its surroundings in accordance with Policy C1 of the adopted South Oxfordshire Local Plan. Related application(s): P09/E1073/DIS

Upon completion of the development any external lighting shall be designed and installed so the main beam angle is not directed towards any potential observers. To prevent glare, the lighting sources (bulbs and reflectors) shall not be visible from any adjacent properties. The luminaire's front glazing shall be kept as near to parallel to the ground surface as possible (facing downwards), and shall not exceed 20 degrees from the horizontal. This scheme shall also ensure that light trespass into the windows of any light sensitive premises shall not have a Vertical Illuminance greater than [2, 5, 10 or 25] Lux (in accordance with the Institution of Lighting Engineers Guidance Notes for the Reduction of Obtrusive Light GN01). Reason: To protect the appearance of the area, the environment and wildlife and local residents from light pollution in accordance with Policy EP3 of the South Oxfordshire Local Plan 2011. That the parking areas shown on the approved drawings shall be retained and maintained for the parking of private motor vehicles for the use of occupiers of the approved units. Reason: In the interests of highway safety and convenience in accordance with Policy T1 of the adopted South Oxfordshire Local Plan.

That within three months of the date of this decision, a scheme for bin and cycle storage shall be submitted to and approved in writing by the LPA. The approved scheme shall be implemented within one month of the approval and shall thereafter be retained for the use of occupiers of the approved units for bin and cycle storage only. Reason: To ensure adequate waste and cycle storage in accordance with Policies D2 and D10 of the adopted South Oxfordshire Local Plan.

That within 3 months of the date of this permission, two bat boxes shall be provided in accordance with details which shall first have been submitted to and approved in writing by the LPA. The boxes shall thereafter be maintained in accordance with the approved scheme Reason: To make provision for wildlife in accordance with Policy C8 of the adopted South Oxfordshire Local Plan.
