The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Prior to the commencement of development, details of the works to make good the external side wall of No.1 Hillside Cottages shall be submitted to and approved in writing by the Local Planning Authority and shall be implemented as approved.
Reason: To safeguard the character of the area and in accordance with Policies G2, D2, H12 and G6 of the South Oxfordshire Local Plan 2011.
That all existing buildings on the site shall be demolished before the new development hereby permitted commences, and any demolished material which is not to be utilised in the new development shall be removed from the land, unless an alternative scheme for the phased demolition of the building and removal of materials shall first have been submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure satisfactory comprehensive development in accordance with Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
