The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: In the interests of the visual appearance of the buildings in accordance with Policies G2, G6, D1 and R1 of the South Oxfordshire Local Plan 2011.

Details of any fencing or hardstanding to be constructed in connection with the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Thereafter the building shall not be used before the fencing and other means of enclosure, and hardsurfacing have been constructed in accordance with the approved details, unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the site in accordance with Policies G2, G6, D1, and R1 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development details of any external lighting to be used in the areas around the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the building shall not be used until the external lighting has been installed in accordance with the approved details, unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the site in accordance with Policies G2, G6, D1 and R1 of the South Oxfordshire Local Plan 2011.

No trees, shrubs or hedges shall be pruned, cut back, felled, wilfully damaged or destroyed in any way in connection with the development hereby approved, unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure the retention of the existing trees, shrubs and hedges adjacent to the site in accordance with Policy C9 of the South Oxfordshire Local Plan 2011.

The building hereby approved shall be used only for the storage of sporting equipment, toilet facilities and kitchen facilities by AFC Henley and other sports clubs using the recreation ground. The building shall not be used for any other purposes whatsoever. Reason: A general unrestricted use of the building would not be appropriate having regard to the function and location of the building in accordance with Policies G2, G4, G3, G6 and R1 of the South Oxfordshire Local Plan 2011.

The development hereby approved shall not be occupied until foul sewerage details have been carried out in accordance with details submitted to and approved in writing by the Local Planning Authority. Reason: To prevent pollution in accordance with Policies EP1 and EP7 of the South Oxfordshire Local Plan 2011.

The development hereby approved is an alternative to the siting of the pavilion approved under application P06/E1064 and shall not be constructed in addition to or in combination with the pavilion approved as part of that development. Reason: In the interests of the visual appearance and character of the site in accordance with Policies G2, G6, D1 and R1 of the South Oxfordshire Local Plan 2011.

Sustainable design features shall be incorporated into the construction and fittings of the building hereby approved, details of which shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The sustainable design features shall thereafter be retained. Reason: To ensure high standards in the efficient use of energy, water and materials in accordance with Policy D8 of the South Oxfordshire Local Plan 2011.
