Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
Prior to the commencement of development samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies G2, G6, C2, D1 and R10 of the South Oxfordshire Local Plan 2011.
A scheme for the means of treatment of the hard surfaced areas of the site shall be submitted to and approved in writing by the Local Planning Authority before the commencement of development. Thereafter the hard surfaces shall be constructed in accordance with the approved details concurrently with the construction of the development hereby approved.
Reason: In the interests of the visual appearance of the site in accordance with Policies G2, G6, C2, D1 and R10 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of development details of any external lighting to be used in the areas around the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the site in accordance with Policies G2, G6, C2, D1 and R10 of the South Oxfordshire Local Plan 2011.
The development hereby approved shall only be used for private recreational equestrian purposes in connection with the occupier of Greys Cottage and shall not be used for any other purpose, including commercial riding, breeding or training.
Reason: A commercial use of the site would not be appropriate given the relatively unsustainable location of the site in accordance with Policies G1, G2, G3 and R10 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for all existing trees which are shown to be retained, and the trees shall be protected in accordance with a scheme which complies with BS 5837:2005 Trees in Relation to Construction and shall have been submitted to, and approved in writing by, the local planning authority. The agreed measures shall be kept in place during the entire course of development.
Reason: To safeguard trees which are visually important in accordance with Policies G2, C9, D1 and R10 of the South Oxfordshire Local Plan 2011.
