Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990. Related application(s): P09/E1107/DIS

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011. Related application(s): P09/E1026/DIS

That works of repair and refurbishment shall be carried out in accordance with the schedule of works contained within the Design and Access Statement and the details shown on the approved plans. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works samples of the bricks, stained weatherboarding and clay tiles to be used for the external walls and roof of the garden room hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

That all new windows and doors shall be made and fitted in accordance with the details shown on approved Drawing No: ROHB/104, and retained as such thereafter, unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. The junction and lead-work detail between the flat roof link and the timber-framed gable end that links the property to the garden room hereby approved b. Specification for all new flues and vents c. The methods to be used to moisture insulate the bathrooms d. Specification of the lime mortar mix to be used throughout e. Treatement of the redundant doorway between bedroom 3 and the shower-room to bedroom 2 hereby approved Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.
