Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.

That joinery details at a scale of 1:5 and 1:20 be submitted in relation to all new timber glazing panels and doors. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.

That the new brick plinth be constructed from bricks, mortar and bond to match those on the existing farmhouse. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.

That all new rainwater goods (guttering and Flashing) be formed from lead as detailed on drawing 09/1206/101. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.
