That within three months of the grant of this permission a scheme for the landscaping of the banks of the lake adjacent to the area of excavation shall be submitted to and approved in writing by the local planning authority. The scheme is to include riparian tree and shrub species indigenous to the area. The scheme shall be implemented as approved within the next planting season following the grant of this permission and thereafter maintained in accordance with the approved scheme to the complete satisfaction of the local planning authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 2 years of the completion of the landscaping works, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the local planning authority, be planted and properly maintained in a position or positions first approved by the local planning authority. Reason: To protect and enhance the special landscape character of the River Thames and its valley in accordance with policy C3 of the South Oxfordshire Local Plan 2011; and to stabilise the excavated banks to prevent future erosion and sedimentation of watercourses contrary to policy EP1 of the South Oxfordshire Local Plan 2011.

That the details of any pontoons, any buoys and associated equipment shall be submitted to and approved in writing by the local planning authority prior to installation. Reason: To ensure that the provision of these does not detract from the character and appearance of the local landscape in accordance with policy C3 of the South Oxfordshire Local Plan 2011.

That the enlarged area of the marina shall not result in an increase in the total number of moorings at the marina above that previously approved by planning permission P00/S0273, being 326 riverboat moorings and 149 narrow boat moorings. Pedestrian access to all such moorings shall be via the existing marina complex only. Reason: To give the local planning authority an opportunity to assess the impact of any alternative or enlarged scheme in accordance with policies G2, C3, EP1 and R9 of the South Oxfordshire Local Plan 2011.
