Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
Prior to the commencement of development details of how the new canopies would be connected to the building shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, H13, CON7, D1 and D4 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of development samples of the materials to be used for the external walls and roof of the extension shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, H13, CON7, D1 and D4 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of development samples of the materials to be used for the roof of the proposed canopies shall be submitted to and approved in writing by the Local Planning Authority.

Prior to the commencement of any development details of the windows and doors, at a scale of 1:20 and 1:5 (sections and elevations) shall be submitted to and aproved in writing by the Local Planning Authority.
Reason: To safeguard the character and appearance of the surrounding Conservation Area in accordance with Policies G2, G6, H13, CON7, D1 and D4 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of development details of the paint colour and finish for the windows and doors in the eastern elevation of the approved extension shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To safeguard the character and appearacne of the surrounding Conservation Area in accordance with Policies G2, G6, CON7, H13, D1 and D4 of the South Oxfordshire Local Plan 2011.
