The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: In the interests of the visual appearance of the building in accordance with Policies G2, G6, C2, D1 and H12 of the South Oxfordshire Local Plan 2011. Related application(s): P09/E0587/DIS

That irrespective of the provisions of the Town and Country Planning (General Permitted Development) Order 1995 or any subsequent revision, no additions or extensions to the dwelling shall be built or ancillary buildings or structures erected within the residential curtilage, unless permission has been granted by the Local Planning Authority on an application made for the purpose. Reason: To prevent the overdevelopment of the site to protect the character and appearance of the site and the natural beauty and special landscape qualities of the Chilterns AONB in accordance with Policies G2, G4, G6, C2, D1 and H12 of the South Oxfordshire Local Plan 2011. That prior to the commencement of development, details of slab and floor levels in relation to existing and proposed ground levels shall be submitted to and approved in writing by the Local Planning Authority and the development shall be carried out in accordance with the approved levels. Reason: To ensure a satisfactory relationship between the proposed building and the surrounding land in accordance with Policies G2, G6, C2, D1 and H12 of the South Oxfordshire Local Plan 2011. No development or other operations, including demolition, shall commence on site until details of a tree and landscape protection scheme in accordance with BS 5837:2005 (Trees in Relation to Construction) have been submitted to and approved in writing by the Local Planning Authority. The scheme shall include positions and specifications of temporary fencing to be erected, the location of the site compound and storage areas associated with both demolition and construction. No excavations for services, storage of materials, parking of vehicles, excavation of soils or materials shall take place within the area designated as being protected. The approved tree and landscape protection scheme shall be carried out concurrently with the development of the site. Reason: To ensure the protection of trees on and adjacent to the site in accordance with Policies C9 and C2 of the South Oxfordshire Local Plan 2011. Related application(s): P09/E0587/DIS

That no development or other operations shall commence on site until a scheme (herein called the Arboricultural Method Statement) has been submitted to and approved in writing by the Local Planning Authority. The Arboricultural Method Statement shall contain details of how the dwelling is to be constructed without causing damage to the trees on or adjacent to the site. Thereafter no development or other operations shall take place except in complete accordance with the approved Arboricultural Method Statement. Reason: To secure the preservation of trees, growing within or adjacent to the site which are of amenity value to the area, in accordance with Policies C2 and C9 of the South Oxfordshire Local Plan 2011.

That a scheme for the landscaping of the site, including the planting of live trees and shrubs, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings in accordance with Policies C9 and C2 of the South Oxfordshire Local Plan 2011.

That prior to the demolition of the existing dwelling and at an appropriate time of year, a survey of bat activity incorporating emergence surveys focussing on the roof of the existing dwelling should be conducted. If bats are found then Natural England should be consulted in order to agree appropriate mitigation compensation schemes. The survey should be undertaken by a suitably qualified ecologist. The survey shall be submitted to and approved in writing by the Local Planning Authority and any subsequent mitigation shall be undertaken in accordance with the findings of the survey. Reason: To protect the habitats of bats which are a protected species under the Wildlife and Countryside Act 1981 and in accordance with Policies C6 and C8 of the South Oxfordshire Local Plan 2011.

The dwelling hereby permitted shall be designed to incorporate sustainable methods of construction, in accordance with details which shall first have been submitted to and approved in writing by the Local Planning Authority, prior to the commencement of the development. Reason: To ensure high standards in the conservation and efficient use of energy, water and materials, in accordance with Policy D8 of the adopted South Oxfordshire Local Plan 2011.

That the existing dwelling and outbuilding as specified in the application shall be demolished within two months of the first occupation of the replacement dwelling hereby permitted. Reason: To ensure satisfactory development and avoid an overdevelopment contrary to Policies G2, C2, H12 and D1 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development, details of the material proposed for the driveway shall be submitted to and approved in writing by the Local Planning Authority and implemented as approved Reason: In the interests of the visual appearance of the building in accordance with Policies G2, G6, C2, D1 and H12 of the South Oxfordshire Local Plan 2011.
