Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies G2, CON 2 and CON5 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works samples of the materials to be used for the external walls, frame and roof of the porch hereby approved shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies G2, G6, CON2, CON5, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011.

The works hereby permitted shall only be constructed in accordance with the joinery details specified on the plans hereby approved or in accordance with alternative details which shall previously have been submitted to and approved in writing by the Local Planning Authority Reason: In the interests of the appearance of the listed building and in accordance with Policies G2, G6, CON2, CON5, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011.
