Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: to comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the local planning authority. Reason: To safeguard the character of the area in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of works satisfactory protection and support of the building is provided during demolition works and on-going repairs. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with policy CON 2 and CON 3 of the adopted South Oxfordshire Local Plan 2011

That a detailed information in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Schedule of works for the demolition of the potting shed. b. Schedule of works for the repairs to the timber frame and excavation to create new footings and plinth. c. Details of the final floor level in the retained section of the barn and the underfloor heating installation. d. Joinery details for all new windows and doors at a scale of 1:5 and 1:20 e. A specification for the lime render and lime mortar to be used on the stone retaining wall and chimney breast. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with policy CON 2 and CON 3 of the adopted South Oxfordshire Local Plan 2011.

That samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Horizontal timber weatherboarding b. Clay tiles c. Rainwater goods. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with policies CON 2 and CON 3 of the adopted South Oxfordshire Local Plan 2011.
