Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

Prior to the commencement of works samples of all materials to be used in the external construction and finishes of the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the area in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That all new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That before any work is undertaken in pursuance of this permission, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That works shall not commence until a detailed specification of the type, design and external finish of all windows and external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
