Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
Prior to the commencement of development samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies H13 and C2 of the South Oxfordshire Local Plan 2011.
That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property Holly Shaw, Coxhill Lane, Checkendon, as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom.
Reason: Permission is granted on the basis that the use will be ancillary to the main house as unrelated use would be contrary to Policy H6 of the Council¿s South Oxfordshire Local Plan and would have an unsatisfactory relationship with the existing dwelling contrary to Policy H11.
That existing trees and hedges on the land shall be retained and shall be protected during construction works in accordance with a tree protection scheme which shall first be submitted to and agreed with the Local Planning Authority in writing, and shall be implemented as approved.
Reason: To protect the amenity of the area in accordance with Policies C2 and C9 of the South Oxfordshire Local Plan 2011.
