Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: to comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

All new works and works of making good to the retained internal and external fabric of the extensions and internal works shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural and historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works, details of the windows and doors at a scale of 1:10 shall be submitted to, and approved in writing by the Local Planning Authority and shall be thereafter implemented and retained as such unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011

Lime Plaster shall be used on internal plinth walls. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
