Having regard to its design and appearance, the proposed extension would detract from the special historic and architectural qualities of the listed building and adversely affect its setting, contrary to the South Oxfordshire Local Plan 2011, particularly Policies G2, G6, D1, CON2, CON5 and H13, guidance in sections 5 and 6 of the South Oxfordshire Design Guide 2008 and advice in PPG15.

Having regard to its design and appearance, the proposed extension would fail to reflect the character of the main dwelling and would fail to preserve or enhance the character and appearance of the Nettlebed Conservation Area, contrary to the adopted South Oxfordshire Local Plan 2011, particularly Policies G2, G6, D1, CON7 and H13, guidance in sections 5 and 6 of the South Oxfordshire Design Guide 2008 and advice in PPG15.

Having regard to the overall length of the proposed extension and its siting in close proximity to the boundary of number 9 High Street, the proposal would appear overbearing and intrusive when viewed from this adjoining terraced property to the detriment of the amenities of the occupants. As such, the application would be contrary to the South Oxfordshire Local Plan 2011, particularly Policies G6, D4 and H13 and guidance in section 6 of the South Oxfordshire Design Guide 2008.
