Conditions / Refusal Reasons
The proposed extension, by reason of its size, position and appearance, would fail to constitute a subservient and sympathetic addition to the existing dwelling. The proposal would therefore be contrary to adopted South Oxfordshire Local Plan 2011 Policies G2, G6, D1 and H13 and advice in Section 6 of the South Oxfordshire Design Guide 2008 and Government guidance in PPS1.

The proposed extension, by reason of its proximity to the boundary with Rustlings, would have an overbearing and oppressive impact on the adjoining rear garden, resulting in loss of outlook, detrimental to the living conditions of the occupiers. The proposal would therefore be contrary to adopted South Oxfordshire Local Plan 2011 Policies G2, D4 and H13 and advice in Section 6 of the South Oxfordshire Design Guide 2008 and Government guidance in PPS1.
