Conditions / Refusal Reasons
That, having regards to its siting, size and design, the proposed front extension would represent a bulky and visually prominent addition to the property, on the unspoilt front elevation, that would combine with the first floor extension to result in the original property being dominated by its extensions to the detriment of both its character and that of the surrounding area contrary to Policies G2, G6, D1 and H13 of the South Oxfordshire Local Plan 2011 and guidance contained within PPS1 and the South Oxfordshire Design Guide.
That, having regards to its forward location and proximity to the shared boundary, the proposed front extension would have an unacceptably overbearing impact on the private rear garden of No.2 St Leonard¿s Close and would significantly restrict the amount of light received to this area, materially harming the amenity of the occupants of this property, contrary to Policies G2, G6, D4 and H13 of the South Oxfordshire Local Plan 2011.
