Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.

Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority.

Reason: To safeguard the character of the area in accordance with Policies D1 and CON7 of the South Oxfordshire Local Plan 2011.

That the seating area hereby approved shall not be used by customers after 18:00 or before 09:00 hours on any day.

Reason: To protect the amenity of adjoining properties in accordance with Policies EP2, TC1, TSM1, TSM2 and TSM3 of the South Oxfordshire Local Plan 2011.

That all external dining furniture shall be removed from the decked eating area hereby approved and from any other external area by 19:00 hours on every day, and shall be stored in accordance with details which shall first have been submitted to and approved in writing by the Local Planning Authority.  The external dining furniture shall not be placed out on the decked eating area hereby approved or any other external area until 08:00.

Reason: To protect the amenity of adjoining properties in accordance with Policies EP2, TC1, TSM1, TSM2 and TSM3 of the South Oxfordshire Local Plan 2011.
