Conditions / Refusal Reasons
The application site currently forms part of the large garden area associated with 1 Swedish Cottages. The proposed dwelling, due to its siting, size, height, bulk, and design, would result in a cramped and incongruous appearance to the built form and would unbalance the pair of semi-detached dwellings known as 1 and 2 Swedish Cottages, and their plots to the detriment of the semi-rural and spacious character and appearance of the site, the streetscene and the wider area. As such the proposal is contrary to Policies G2, G6, D1, H4, and H5 of the South Oxfordshire Local Plan 2011, and guidance contained within the South Oxfordshire Design Guide 2008 and PPS1 and PPS3.
The proposed development, due to its siting, size, height, bulk and design, would have an overbearing effect and cause overshadowing to the neighbouring property to the east, The Spinney. Therefore, the proposal would be detrimental to the amenities of the occupiers of this adjoining residential property and would be contrary to Policies G2, G6, D4 and H4 of the South Oxfordshire Local Plan 2011 and guidance contained within the South Oxfordshire Design Guide 2008.
